What we do
A rental without power needs an urgent repair, and it lands on your desk. As a real estate electrician in Sydney, Impulse Electrical Enterprise gets rental repairs done properly, with the paperwork right.
A dangerous electrical fault or a failure of the electricity supply to the property counts as an urgent repair in NSW rentals. Our phones are answered 24/7, so you or your tenant can report urgent repairs at any hour.
Repairing and replacing hardwired smoke alarms, which in NSW must be done by a licensed electrician. We test them too, so your records stay up to date.
We offer safety switch testing at $99 + GST per switch, so you know they work and can record it on the condition report.
Lighting, power points and appliances such as cooktops sorted before a new tenant moves in or before an open home.
How we work
Send us a work order by phone or through the quote form. We follow your agency's process, for one rental or a whole portfolio.
NSW rental rules
| Topic | What the rules say |
|---|---|
Smoke alarms | Landlords must check smoke alarms every year and repair or replace a faulty alarm within two business days. Hardwired alarms must be repaired or replaced by a licensed electrician. Some duties differ in strata buildings. |
Electrical faults | A dangerous electrical fault or a failure of the electricity supply to the property is an urgent repair. |
Safety switches | The condition report records whether a safety switch is present and working. Testing it is the only way to know. |
Access for repairs | Urgent repairs need no notice. Other repairs need at least two days' notice to the tenant. |
This is general information, not legal advice. See the NSW Government's smoke alarm rules for rental properties for full details.

The landlord usually pays for electrical repairs, unless the tenant caused the damage. If the tenant didn't cause the problem, has made a reasonable attempt to contact the landlord or agent, and has given them a reasonable chance to fix it, the tenant can have a licensed tradesperson do the urgent repair and be reimbursed reasonable costs up to $1,000.
There's no general NSW rule that landlords must add safety switches to an existing rental. But the condition report records whether one is there and working, and a faulty one can be a dangerous electrical fault, which is an urgent repair. Testing your safety switches tells you where you stand, and we can install them too.
Every year. Removable batteries should be replaced every year, and a faulty alarm fixed within two business days. Hardwired alarms must be fixed by a licensed electrician.
Yes. We confirm the billing contact with the property manager first, then invoice the agency, the owner or another approved party.
