What This Article Covers

A quick overview before you dive in:

  • What a house rewire includes and what it doesn't, such as a switchboard upgrade, patching and painting.
  • The factors that move the price, including the size and layout of the home, access to the roof space and under the floor, and the number of power points and lights.
  • The choice between a full and a partial rewire, what a full switchboard replacement costs if your board needs upgrading, and how asbestos can add to the cost.
  • How to compare rewiring quotes, how long a rewire takes and whether you can stay at home.
  • The signs a home may need rewiring, and what to do straight away if you notice scorch marks or a burning smell.
  • Answers on council approval for heritage homes, insurance, whether rewiring an older home is worth it, and the warranty on our work.

Rewiring a house in Sydney costs from about $4,000 + GST for a 1 to 2 bedroom unit to $12,000 + GST or more for a larger or double storey home. Where your home sits in that range depends mainly on its size, age and how easy it is to get into the roof space and under the floor. These prices assume reasonable access to the ceiling and under the floor. A switchboard upgrade, if needed, is quoted separately, patching, plastering and painting aren't included, and your price is confirmed in a free, fixed quote after an inspection.

This guide sets out typical prices by home size, what changes the cost and how to compare quotes. The ranges are a guide to what Impulse Electrical Enterprise charges for house rewiring across the Inner West and greater Sydney.

Rewiring Prices in Sydney by Home Size

$6,000 to $9,000 + GST

4 bedroom house

These prices assume reasonable access to the ceiling and under the floor. A switchboard upgrade, if needed, is quoted separately, and patching, plastering and painting aren't included. Your final price is confirmed in a free, fixed quote after we inspect.

What a House Rewire Includes

In a full rewire, the old cabling is replaced right through the home. Once the work is complete, you receive a Certificate of Compliance for Electrical Work (CCEW), the certificate NSW rules require for this kind of work. We agree the number of power points and lights with you when we quote, because it changes the price.

As the conditions under the price table explain, a switchboard upgrade and any patching or painting sit outside the rewiring price. Where we can, new cable goes in through the roof space and under the floor, which keeps openings in walls and ceilings small, and we can suggest a tradesperson for any patching or painting afterwards.

What Affects the Cost of Rewiring a House

  • Size of the home. More rooms mean more circuits, power points, lights and cable.
  • Single or double storey. Running cables between floors takes more time.
  • Access. Easy access to the roof space and under the floor keeps the cost down. Tight or hard to reach spaces add time.
  • Power points and lights. Adding more than you have now adds to the price.
  • The switchboard. If it needs upgrading at the same time, that's quoted separately.
  • The existing wiring. Old rubber or cloth-covered cable needs replacing, and the condition of the rest of the wiring helps decide whether a partial rewire is enough. Many older homes and terraces in the Inner West still have original or ageing wiring.

Full or Partial Rewire?

You don't always need to rewire the whole house. If the rest of the wiring is sound, a partial rewire may be enough. It covers one part of the home, such as a single circuit, the kitchen or an extension, and a smaller job like this can often be finished in about a day. There's no reliable standard price for a partial rewire, because it depends on the age and condition of the wiring, the type of walls, access, and the number and type of circuits. Rewiring one bedroom is a different job from rewiring a kitchen with dedicated appliance circuits, so we price it after inspecting your home and confirm it in your free, fixed quote. A full rewire covers the whole home. An inspection shows which one your home needs, if either.

Switchboards and Asbestos Can Change the Price

Older homes often need a new switchboard at the same time as a rewire. Replacing the board in the same job means the new circuits have safety switch protection as soon as the work is finished. A switchboard upgrade is quoted separately: a full board replacement typically costs $1,200 to $4,000+ + GST, assuming suitable existing wiring and reasonable access to the board, with extra work quoted separately and your price confirmed in a free, fixed quote.

Asbestos can turn up in older homes, in the switchboard backing panel or in wall and ceiling sheeting. If we find it, you can engage your own appropriately licensed asbestos removalist, or we can help coordinate a suitable specialist. Removal is an extra cost, and we go through your options with you before the work continues. Don't drill, cut or otherwise disturb anything that may contain asbestos.

How to Compare Rewiring Quotes

Quotes for the same house can differ, so compare what each one includes rather than only the total. A clear quote shows:

  • Whether it's a full or partial rewire, and which rooms or circuits are included.
  • The number of power points and lights.
  • Whether any switchboard work is included or quoted separately.
  • The CCEW.
  • What isn't included, such as patching and painting.
  • Whether it's a fixed price, and that GST is shown.

If a quote is a single number with no detail, ask for it to be itemised. Our guide to the cost of rewiring a 3 bedroom house goes through one example in more detail.

How Long a Rewire Takes and Whether You Can Stay Home

A full rewire of a straightforward three bedroom home with good access usually takes about two to three days. It can take longer in a double storey home, where roof access is hard or where you're adding lots of new power points, so we inspect first and include a timeframe in your quote. You can usually stay at home during the work. We rewire the house one section at a time, so the power is normally off only in the area we're working on, during the day, and back on in the evening. Our guide to how an old house is rewired walks through the steps.

Signs Your Home May Need Rewiring

  • Cabling covered in old rubber or cloth.
  • A fuse box with old ceramic fuses rather than circuit breakers.
  • Safety switches that keep tripping. A tripping safety switch has usually found a fault, so have it checked rather than resetting it again and again.
  • Flickering or dimming lights.
  • Not enough power points, so powerboards are plugged in around the house.
  • Scorch marks, a burning smell, or a power point that feels warm.

Scorch marks, a burning smell or a power point that feels hot need attention straight away. If there's smoke or fire, get everyone out and call triple zero (000) first. Otherwise, stop using the power point or appliance, switch off the main switch if you can safely reach the switchboard, don't touch anything scorched, melted or wet, and call our emergency electrician line, which is answered 24/7. We confirm the call-out price on the phone before we send anyone, make the fault safe, and quote any repair for you to approve before it goes ahead.

Questions About Rewiring Costs in Sydney

Is it worth rewiring an older home?

It depends on the wiring, not just the age of the house. If your home still has its original wiring, or shows any of the warning signs above, book an inspection before you decide. You may need a full rewire, a partial rewire covering one area, or no rewiring yet.

Do I need council approval to rewire?

It depends on the work and the property. Under Inner West Council's planning rules, changes to the outside of a heritage item, or of a house in a heritage conservation area, need consent unless an exemption applies, and so do some internal changes to a heritage item. Inner West Council's heritage guidance explains that some minor works can go ahead without consent, but only if the council confirms this in writing before the work starts. If you're in another council area, check with your own council. We'll tell you if a job is likely to change how the house looks, so you can check before we start.

Does home insurance cover rewiring?

It depends on your policy and why the work is needed, so check with your insurer before you book. When the job is finished, keep your CCEW with your home's paperwork, as your insurer may ask for it.

Is the work covered by a warranty?

Yes. Our workmanship is covered by our warranty, and products and parts come with a 2 to 7 year manufacturer's warranty, depending on the product. Your rights under the Australian Consumer Law always apply.
